Request a Comparative Market Analysis (CMA)

What Is a CMA and Why Should You Care?

CMA stands for Comparative Market Analysis, a crucial tool in determining the right price for your home. A CMA is a detailed analysis prepared by your real estate consultant that compares your property to similar homes currently listed, pending sale, recently sold, or even those that failed to sell.

Why Is the CMA Important?

The CMA is developed before listing your home for sale. While it’s not a formal appraisal, it provides a professional assessment of what your home is likely worth in the current market. This analysis is essential for setting the right price and will also be used during negotiations with potential buyers to demonstrate that your home is priced appropriately.

How Is the CMA Created?

To prepare a professional CMA, your Realtor will first conduct a pricing inspection of your property. During this inspection, the Realtor will assess the visible features of your home and gather information that supports their final price recommendation. It’s important for your home to be in good condition during this inspection to ensure an accurate assessment of its value. If you plan to make improvements or updates before selling, let your Realtor know during the pricing inspection.

After the inspection, your Realtor will:

  • Gather data on comparable properties through the MLS (Multiple Listing Service).

  • Leverage their market knowledge and contacts to validate the information.

  • Review the resulting CMA with you and ensure you understand the pricing strategy.

The CMA is a valuable resource for understanding your home’s market value and ensuring it’s priced to sell quickly and for the best possible price.
